Delivering Super Prime: Inside LXA's High-End Residential Work

A different kind of project
Super prime residential sits in a category of its own. These aren't simply larger houses. They are deeply personal projects, often years in the making, where the client's expectations are exceptionally high and their time is their most limited resource.
The finish is what everyone sees. But what makes a super prime project succeed is everything behind it: the coordination, the programme, the procurement and the dozens of decisions made well before anything arrives on site.
A growing super prime portfolio
We currently have multiple high-end residential villas on site, each with its own client, design team and set of challenges. Ranging from a 105,000 sq ft palace in Riyadh, where a private residence starts to behave more like a hospitality development, to a 36,000 sq ft villa in Al Barari, where international coordination between consultants is key.
Every project is different in scale, setting and style, but the principles behind delivering them are the same.
Coordinating the consultant team
A super prime home brings together an unusually large team: architects, interior designers, structural and MEP engineers, landscape architects, lighting designers, AV and smart-home specialists, security consultants, acousticians and more.
Each is an expert in their own field. Our role is to make sure they work as one team. We set clear responsibilities, manage the flow of information between disciplines and resolve clashes early, on paper rather than on site, where they are far more costly to fix.
Design management with international interior designers
Many of our clients work with leading international interior design studios. We are proud to be working alongside some of the best, including Studio Miaki, Katharine Pooley and Gunter & Co in London, and PYR in Paris, among others. Their vision is central to each project, and protecting it is one of the most important things we do.
Supporting an international designer in the Gulf means more than passing on drawings. We act as their team on the ground. We help translate their design intent into a format that local consultants and contractors can build from. We guide them through regional standards and authority requirements. We keep them closely involved through site visits, sample reviews and mock-ups, so that what is built matches what they designed.
The result is a design team that can focus on creativity, knowing the delivery side is in safe hands.
Procurement
At this level, procurement is a project in its own right. Bespoke joinery, stone, specialist lighting, imported furniture, fixtures and artwork can come from suppliers around the world, many with long lead times.
We plan procurement around the programme from the outset, identifying long-lead items early and making sure orders are placed at the right time. We also manage the tender process so the client gets genuine value without compromising on quality. In super prime, good procurement is the difference between a home finished on time and one waiting months for a single item.
Approvals
Large private residences across the GCC need a range of approvals, from authority and community consents to utility connections and civil defence sign-off. Each has its own requirements and timelines.
We map these out early and build them into the programme, so approvals support the project rather than hold it up. That local knowledge is especially valuable for clients and design teams who are new to building in the region.
Programme and timelines
The programme ties everything together. On projects of this complexity, design, procurement, approvals and construction overlap constantly, and a delay in one area quickly affects the rest.
We build and manage a realistic, detailed programme and track it closely. That gives our clients clear, honest visibility of progress at every stage, which matters all the more when owners are often based overseas or splitting their time between several homes.
Protecting the client's interests
Above all, our role is to look after the client. That means being their trusted advisor throughout: managing cost carefully, challenging spend that doesn't add value, keeping them informed without overloading them, and making sure every decision is made with their long-term interests in mind.
When a client has entrusted you with their home, there is no higher responsibility.
Looking ahead
Demand for super prime homes across Dubai, Riyadh and the wider GCC continues to grow, and so do clients' expectations. We're proud to be helping some of the region's most ambitious private residences come to life.
