We provide client representative and bank monitoring services across residential, commercial and mixed-use developments, acting as the independent point of oversight between the funder and the development team throughout the construction process. LXA is a RICS-accredited practice with over 25 years of experience.
What we do
Our role is to provide private clients, funders and financial institutions with independent assurance that a development is being delivered in accordance with the approved scheme, the loan agreement and the agreed programme. We assess progress on site, review and verify contractor valuations, monitor expenditure against the agreed budget and report to the funder at each drawdown stage.
Where issues arise that could affect the viability or delivery of the scheme, we identify and communicate them promptly so the funder can make informed decisions.
We cover the following services:
- Review construction documentation and contracts at the outset to ensure the development is structured appropriately before funds are drawn.
- Monitor the programme throughout delivery.
- Assess the quality of work on site.
- Verify that valuations presented for payment accurately reflect progress.
- Provide reports that give funders a clear and reliable picture of where the development stands at every stage.
