FF&E Design & Procurement
We provide Procurement and FF&E design across hospitality, education and commercial projects across London, the UK and Europe.

What we manage
FF&E design is part of our wider design process, not a separate specification exercise added on afterwards. Every finish, fixture and piece of furniture is chosen with the same intent as the rest of the scheme, and we manage procurement alongside it, so a project can run from concept all the way through installation and beyond.
Our design role covers every detail that shapes how a space looks and feels:
- Finishes, from wall and floor materials to how they meet and transition between spaces.
- Sanitary ware, selected for durability as much as design.
- Decorative lighting, layered to shape mood and function room by room.
- Furniture, chosen and arranged to suit how a space is actually used.
- Artwork, curated to complement the wider scheme rather than added as an afterthought.
- Dressing, the finishing layer of soft furnishings and accessories that makes a space feel complete.
- Bespoke joinery, designed and detailed to fit the space precisely.

We also manage procurement, so a project doesn't stall between design and delivery. That covers:
- Specification and supplier selection, handled by the same team that designed the piece.
- Delivery and installation, scheduled to the same programme as the wider project.
- Lead times on bespoke and imported pieces, planned for from the outset rather than discovered as a problem once construction is underway.
- Every order, tracked from placement through to delivery.
- Concept through to installation, covered by the same team from start to finish.
- Aftercare, so we're still on hand if anything needs attention once the space is complete.
- Any scale of project, from a single bespoke piece to a full-scale scheme.
Aligned with design and cost
Our procurement team works alongside our interior designers and cost consultants throughout the process, which means every procurement decision, whether it’s a contractor package or a piece of furniture, is made with full awareness of its budget and programme implications. Costs are tracked as part of the wider project budget rather than managed separately, and any specification changes are assessed for their impact before they are committed to.
With over 30 years’ experience of FF&E Design, the team are able to recommend alternative solutions in house to expediate the re-specification process.

Our approach
Procurement is more than placing orders. Our approach is built on:
Strategic planning
Procurement milestones are linked to the construction programme, so packages are ordered against the sequence the site actually needs, not just against a generic timeline.
Full transparency
Clear, regular reporting on supplier performance, cost and delivery status throughout.
Protecting design intent
Every procurement decision is checked against the original design, so value engineering looks for savings that protect the concept rather than compromise it.
Managing risk early
Supply chain and lead-time challenges are addressed before they reach site, not discovered once they've already caused a delay.
Working with suppliers, contractors and consultants across the UK and Europe
We've built relationships with a wide network of suppliers, artisans, specialist contractors and consultants across the UK and Europe. That reach means we can navigate local lead times, sourcing challenges and compliance requirements quickly, whatever the scale or location of the package.
